The maximum floor area for a granny flat is 60sq.m under Complying Development (Where a Private Certifier issues the approval). This is calculated from the external corners of the granny flat.

Some Councils allow 60sq.m calculated from the internal walls resulting in a slightly larger overall floor area. To achieve this, the project will have to be approved by Council via Development Application (DA). Depending on the site parameters, it is permissible to have a porch, alfresco and attached garage in addition to the 60sqm internal floor area.

Will a granny flat add value?

Granny flats will add to the capital value of your home and will likely result in a higher sale price. In most cases, the rental return from the granny flat will turn a property from a negative-geared investment to a positive-geared investment depending on the value of your loan and the rental return in your suburb.

The answer is NO. Each property is only allowed to have one primary dwelling (house) and one secondary dwelling (granny flat)
